But all the funds that flow through it get paid out as salary before that happens. wholesalers though will not give a rip about any of it as long as they make their fee. thats the reality.

So before you get ready to attempt to rip your Landlord a new one, first go take it up with the local taxing authority, then go have it out with the insurance industry, then gripe to the neighborhood HOA (if applicable), then maybe settle your disputes with Home Depot/Lowes and any and all trade contractors.

A big trick is to do cosmetic updates to max out the rents, for example most deals I sell we raise rents a good 30-100% after paint, new counters, new flooring, paint/replace cabinets.

I think there is really trying to do your best as a syndicator and then gross negligence projecting deals that are riskier than they are but painting a picture of less risk to induce capital to purchase.
