@Hadar Giladi most of the Midwest cities you can still BRRR, but you have to make sure someone doesn't take advantage of you by selling you something they represent as Class B, when it's really Class C or D.

In a similar but smaller scale situation I had my real estate attorney reach out to the law firm listed as the LLC's representative (this was for a single unit not whole buildings) and it turned out the owner was letting their kid live there and didn't have interest in selling for that reason but I felt it was worth the tryI hope to hear more updates from you @Cole Barthel !!

I represented a client and there was a room without a closet but the appraiser considered it a bedroom since there was a free standing closet and the tax records showed it as a bedroom.
