Buy them cash, do the light rehab that's needed, and the refinance out.Essentially I'd be replenishing my $100k 5.5% line so I could it all over again.If you're wanting to get out of your 9-5 I don't see a better plan.

A 500 ft well with 6" casing will have somewhere around 500-600 gallons of storage, depending on the local water table and how fast it can replenish.

So in essance it would take 5 years to replenish the account.Also, from my understanding, if that 30K was comprised of contributions AND earnings, you would have to pay taxes on the earnings and an early distribution penalty (similar to if you withdrew 401K $ early).Hope that helps.

It further mentions that the agent can withhold rental income on a monthly basis, as necessary, to restore the full contingency reserve.While I understand the concept of a contingency reserve for unexpected expenses, the idea of withholding rental income to replenish the reserve is new to me.

When I replenish the supplies in the unit from the basement extras, I add the items to the grocery list in Grocery IQ which gives me a few months to replenish the basement supplies.
