It is a duplex and I live in one side and rent out the other. 

Should we expect the Federal portion of the rent check from the gov't Feb 1??

My primary residence is an apartment I rent in Brooklyn NY.

Hosts can get involved by either donating a portion of rents from their payouts or they can offer housing at a discounted rate.

Note the property tax will be -10% on the rent by itself.Month 0 to 24: $2450 * 0.5 - $1573 =-$348/monthMonth 24 to 60: $2450 * 0.5 - $1541 =-$316/monthNext issue is due to the low leverage starting at month 24, the ROI takes a beating.  

I would just hate to be an owner occ and the next thing I know my neighbors house now has 3 to 5 rooms rented with all the cars and traffic etc..

I do feel that rents are probably going to catch up over the next 3 - 5 years.

It would be mainly rented to alumni, parents of students and people exploring the area by the University of Florida.  

However, the main focus is to buy the property with the intention of renting it out.

Over 4k in damages, utilities, past due rent, court fees, tons of trash, holes in walls, pee everywhere, etc.
