A RMLO gets a 20 hour class, they could have sold cars last year, who knows, at least an independent mortgage broker will have more requirements, assets, bonding, insurance, registration and oversight that many dealing in notes won't be showing you.

If the home is occupied that person is partaking in services and paying their share.I will say that Indiana did actually approve a limit on these "rental registration fees".

Certain securities are exempt from registration if only offered to an accredited investor or accredited investors; there isn't anything that says the accredited investor need to be licensed.

I think it requires SEC registration.

March 31st was the deadline for registering 5-9 unit buildings throughout the city of Seattle for the Rental Registration & Inspection Ordinance (RRIO). 

It is a judgement call in which criteria include active participation, passive participation, purpose, etc.In any case, since no general solicitation or advertising was done, the deal probably qualifies for exemption from registration under the private offering exemption, or similar such on the state level.No formal Reg D would be recommended as this is a small transaction.  

I don't know if Baltimore county requires a registration but they do require an inspection of all rentals. 

I'm also a new Real Estate Agent and just finished with all the process of getting licenses and registrations.

And a good reminder to the rests of us that we should always keep our domain registrations current.

I did some research and found that the landlord registration form for HABC is just a page, so it appears that the process if relatively straightforward.
