That said, I also think there might be some kind of refresh on first time home buyer benefits if you bought your first house quite awhile back.

But lending pre-approvals typically expire after 30 days, and refreshing the pre-approval each time causes a hit to your credit score.Do you keep refreshing the pre-approval letter every 30 days for your agent's benefit, or do you convince your agent to show you places without having a valid pre-approval letter?

I'd rather find something where rents are low because the landlord hasn't even attempted to give it a light refresh in the last decade and put a little money into it and raise rents and give tenants a place they are proud to come home to.  

Make sure the open house includes refreshments etc.. and it’s in the advertisement description.

The key there was that they are going to service the loan themselves and to quote the gentlemen there "it all depend on the deal..." which was refreshing to hear.
