For my property, 3-flat on a 125x25 lot, there was a down payment of $150 and recurring $40 per month.

This is not a fire or police emergency for which they call 911 this is the absence of heat, recurring  electrical burning smells, leaking water pipes (not a leaking drain). 

We've found the vast majority of tenants set up automatically recurring payments, so automatic late fees haven't yet been a significant feature requestIt's definitely something we've discussed, but I couldn't yet say if or when it'd be an option.
