In some cases this is as cheap as reconnecting gutters to drains and/or digging a trench & filling it with rocks.  

I'm then going to reconnect with this agent and tell him exactly what I'm looking for and further explain my intentions.

I have many tenants that have their gas shut off every spring (for non-payment) and then come up with the required $175 to have it reconnected for the winter.

As an update, I have been building my network and have found some great resources to assist with my search and even reconnected with an old friend that will help me with MLS access.

I had a State Inspector check it out ($54) before the utility reconnected at the street & had his inspection report sent to the Town & my insurance carrier.I then completely rewired the dwelling to eliminate all the old < 1970's Al runs that were common back then.

I am currently working on filling my pipeline with valuable people to help support my ventures and business which will focus mainly on Wholesales and Fix and Flips (for now).Looking forward to networking with new connections and re-connecting with those from my past.  

Inspection time is a good opportunity for both parties to reconnect, nurture the relationship and demonstrate they are fulfilling the terms of the agreement.

I'm a little nervous that the housing market may take a tumble over the next 12-24 months but it doesn't make sense to wait for the perfect entry point; I'm going to work to find the best deal I can and see where things go from there.In the meantime, I've reconnected with the local agent we used to purchase a teardown lot for our house a few years ago, and I plan to start engaging with property management companies and other real estate investors in my area.That's about all I have at the moment, looking forward to engaging with everyone here as well!
