I'm going through the FHA process because this is a loan assumption and able to get a very favorable rate.I'm wondering if anyone has gone through this process being a pure real estate investor (no W2 or other income) and how they would handle this situation.

If you have a pure private lender that is local or one that operates as a real PML or private money lender you will and can avoid these pesky credit min scores, credit history, or other requirements that the institionalized HML/PML sources require you to have.The rate/points may be higher but such is life.

This is a portfolio loan offered by local credit unions where you can buy up to 5 pure investment properties with as little as 5% down if you qualify, which you do have to qualify still with DTI, credit, reserve requirements, etc.
