I personally would put my properties in a LLC. 

It’s probably harder to manage a $600/mo class c property than a $4,000/mo class A.

These costs are added to the basis since the property is not yet placed in service.3.

Learnt lesson not to fully depend on property manager and should have made decision faster by reducing rent .

Two properties in each of them which equals  to four.

So with 40 paid off properties and another 40 properties with partners and the other businesses that we own we I should meet that cash flow goal. 

I've been buying and selling properties since 2019.

My goal for this year is to flip my first property.

Socal is tough to find investment properties that work.I have a great realtor in Sacramento that can find properties that cash flow.

My experience has been that although I outline the requirements for tenancy in my properties, both brokers and PMs still send people who would qualify for most property owners but do not meet my outlined criteria; and then are SHOCKED when I reject them.
