While where to invest is a premature conversation for where you are at on your journey, I would tell you that I think investing locally is much easier to manage.

The first question in my mind is if they're so great, why didn't they realize a year ago that their lease was going to end prematurely for their residency etc. and plan accordingly, i.e. negotiating a longer stay then instead of right now?

My thought is that lack of proper and routine asset maintenance tends to cause a lot of premature deterioration on a lot of commercial properties that I see.

Restricted air flow for cooling: could eventually cause the compressor to go bad ($1000) Restricted air flow for heating: could cause premature failure of heat exchanger ($600) a failed heat exchanger has the potential to leak CO to occupied space.  

It's quick work with a blower to clear them off, they will premature age your roof if you don't. 

Details of the condition of walls, ceilings and rooftop should also be mentioned so that there is no dispute over damage to the house, if there is any.7) The purpose of tenancy should be clearly written- whether it will be used for commercial or residential purpose.8) The process for premature termination of the lease.9) The agreement must specify the availability of facilities like common passage, roof, park, swimming pool, car parking, library, club, gymnasium, etc, besides the demarcated property, and charges payable, if any, for these.

It would take about 2 years for those to hit the market in which case we should be able to see it coming and that makes the 2019 dead line a bit premature.
