Here in Charleston, in order to apply for the legal residence tax assessment ratio, all owners have to provide copies of tax returns, utility bills, driver licenses, vehicle registration, voter registration, and the settlement statement/CD, along with an affidavit stating that all owners occupy the residence and do not claim legal residence anywhere else.

Aside from seeing a parcel and knowing a great project could be built on it, it's necessary to be able to show precisely what can be built, how much it will cost, and have real numbers, based on actual bids to back up your projections. 

The lender will probably also want you to have an LLC as the purchase vehicle for this.

Get a heavy vehicle for tax right off.

Seem they were recently sued by Daimler Trust for a vehicle that they had used Michael's mothers identity to purchase or lease what appears to be a Mercedes vehicle.  

I think most of the ones I have come across are either a) Very well off, and diversifying, or b) much later in their careers and they are using a vehicle they know (RE), just in a more passive way.

A DSCR loan is one vehicle for buying your next property but is not that the preferred route if you have a W-2 job (like your profile says).

If they are doing vehicle storage it is more of Name calling.
