In terms of holding a contest - you can look at most of the previous artwork  they have done in the past to get an idea of how good they are and can also ready the comments from their customers - good, bad, or ugly. it's at least worth taking a look - especially if you already know what type of design you are looking for and just need them give a nice polish = if you have no idea what you want to do - I'm sure they have designers who have plenty of ideas - but I have never gone that route as I usually know what I want - just don't know how to graphically design it ( though i do know enough about photoshop to get myself into trouble sometimes) Lets us know how it turns out  and we would love to see your logo when its complete.

I've done a lot of the work on both of the houses I own, and really enjoy doing it, learning new things about renovations, and improving/polishing my skills.Once I reach my 10 years, I'm contemplating converting a large van into an RV and touring the Americas, probably obtaining certification as an EMT to get some supplemental income and to find adventure.Exploring real estate opportunities in DC, looking for buy-and-hold rentals.

Rental grade cosmetic rehab- paint, carpet to go, hardwood underneath so polishing ,  install window/central AC and/or fencing depends on the rehab budget. roof, windows appears new. furnace, hot water heater in good condition, no fencing or central AC, basement and foundation in good condition (little moisture there though) waiting on contractor rehab estimate.Rent range - $695-750 . $750 if install central AC and fencing.

@Gino Barbaro not sure if this would be an option for you now but maybe moving forward... look into polished concrete floors, from the flooring chart costs I've seen over time they are more economical to maintain and last 10+ years.

If the decision was made to get more conservative on the cash out refinances, that would probably be the starting point of the debate / negotiation / conversation in that room with the polished hardwood table that folks like myself, and most likely you, aren't invited to.
