THANK YOU to the BP community for giving me the knowledge and courage to buy my first property out of state.After 2 months on the site, and plenty of webinars (Thank you @Brandon Turner)- especially the one when I committed to myself to buy within 90 days- today it happened.I took the plunge and bought my first property with the help of some amazing people on BP who provided great referrals.

I would save up enough to cover 3 months of monthly expenses, and then take the plunge into ownership.Also, the whole concept of the mortgage being cheaper than rent is generally overstated.

Maybe i am going crazy, (after looking at 4-5 deals a day, that may be true) but i feel like i may be plunging in some information into the rental calculator wrong or there are just not that much good deals in the Torrance Area (in regards to traditional investing). i have done a quite few deals with creative investing in the South Bay arrea but I am still having troubles with the appplacation. can anyone help?
