When ADU is complete, rent it or move in and remodel main house.After a few years, I think it is highly likely (again wouldn’t count on it, but would leave the possibility open) that CO allows and encourages those who build ADUs to subdivide their properties so that more people can own their homes.sell the ADU and main house separately, benefit from enormous upside.

I'd encourage you to be tight with your lease & learn the local laws so you are compliant.You will definitely be a young landlord but how you handle yourself will set the stage.

If that is the case, I would encourage you to intentionally start making connections with successful real estate investors.

I don't like all-out bans, but I wish there was an easier way for cities to quickly rid the platform of bad actors. 

What worked for me was listing on multiple platforms - Facebook Marketplace, Craigslist, and even local community bulletin boards.

I would also suggest letting them know what the requirements are prior to the showing, and possibly even allowing them to sort of fill out a questionnaire and making it known that failing to meet one or more of the requirements could result in denial of a tour however, everyone is encouraged to apply.Quote from @Emily Mohr: Thank you @Charles J Sabo, @Caria Mitchell, and @Matthew Becker!
