Especially if once you move out, you won't have any contigency or free cash flow for repairs or vacancy. 

If you have the budget for repairs if you rent it out, definitely rent it out!

I do not set up TV, internet, or phone for tenants. 

you will still have to hit the phone, keyboard and pavement, but accuracy and reports are superior.   

I'll be looking for long term rentals that don't need any major repairs initially.
