I think if anyone chose to focus on inbound crews and create parking like you said, as well as crew amenities (large dining areas, etc), they would be booked year-round and in-demand.

Alabama - super low property tax but the rents are lower as well but all in all a good cash flow state.  

I love their youtube channel as well that produces 2 or 3 videos a week. 

We are still using some towels after 7 years of use as well as all the sheets since we started.The key to those is washing them right.

People have already moving to the Surprise/303 area in recent years.

There was an STR boom when many people bought homes here thinking they could have passive income, but that is not the case here as much as it is in places like Asheville (which is still seasonal, but not as much).

Some are led by seasoned investors with a wealth of knowledge, while others may be run by people with minimal experience.
