This is great if your goal is current income.If you use leverage, however, you can parlay your $150k equity into a number of down payments and roll this one duplex into a nice little portfolio of rental properties.

In your case, maybe each of those people you mentor take their financial success and parlay that into meaningful causes that impact other fields.
