I am in the same boat.I have a bunch of SFH and I am looking to consolidate in many quads or 1-2 small apartment complexes(5-20 units).

We self-manage our five-unit property with both—while RentRedi's reports can be clunky, Stessa offers much better reporting.

. :) We currently have 24 units and looking to at least double that in 2025.    

Then sell the property and start doing fix and flip or fix and rent. ( I prefer to sell this property as it 100km away from my student rentals. ) Not sure if I should renovate the lower unit to sell.

5unit is probably manageable.  20 unit is work I would think. 

I intend to add a closet to the den and make it a 3 bedroom adding value as well as remodel the entire unit.

we have a development in this area that should be completed in the next 6 months, 2 units.
