It is much more difficult to sell a house with high flood insurance.And of course, as mentioned, during this whole timeline, shortage of materials and qualified contractors will be an issue.

There is still a severe housing shortage as past 40 years and unemployment is close to 1+% with lots of high tech jobs. 

Given the average rent in the GTA and increasing interest rates the stress will become even more extreme if let as it is.Housing shortages aren't cured overnight.And a heads up. some of the big 5 banks appear to be increasing their posted rates.

@Robert Ellis Mpls has a shortage of housing, the city is actively trying to add housing in the  area. 

@David Clinton III From what my friend says there is a pilot shortage right now and will probably last for the next few years.

There is a huge waiting list/ shortage now for artist spaces in the Boston area. 

I imagine the margins are thinner, they take really great processes to stay in the black, and you really need to know what you're doing.I'm looking at a Missouri town, everyone I talk to there says there's a rental shortage.

There is definitely a shortage of supply of good quality student rentals in Windsor!
