What do the neighbouring homes look like? 

I prefer Greece, Hilton, Spencerport, Brockport area cause I know those areas the best but I’ll look into anything in the Rochester area.

@Paulo Bermudez  I would approach it differently as ask why the neighbours next to you and all around you on the first floor have chairs and BBQ in the same area that you have your bar. 

Even getting my start in Athens, Greece, I worked in poured-concrete masonry apartment buildings.

All the neighbours on the street are rentals, purpose built duplexes.

There is little in the way of direct action you can take.If this issue occurred between two neighbours living adjacent in your neighbourhood would you plan to intervene?  

Host must also notify the neighbours and apply for a special licence and renew it every year.

Congratulations @Jacob Rivera,Couple points: 1) Unless the "Amusement park" is the Chucky Cheese in Greece I am going with @Matt Harris on location. :)2) Overall birds eye view, sounds like a solid deal3) For PITI unless they are from our area of NY and expect to add $600 a month in taxes it sounds high to them (which is why our appreciation is where it is........ flatline.........) so your numbers sound just about right to me (1,131 - 450 = 681 and taxes/PMI will eat that up if you using that)Overall it looks good, keep condition up to date, fix things as they arise and raise rents as they are able.
