That's kind of what I was thinking, but I wonder what they'd want for a "walkway" non skid coating would be easy but if they want all railings to code all Along the whole roof then I'll probably be better off doing metal fire escapes on the side windows.  

HouseMax agreed that I am owed the full $14k, but they informed me that the "investor" and loan servicer (FCI) are refusing to refund the amount.I'm unsure who should be held accountable or what my legal rights are in this situation.

The 50k in rehab money goes into an escrow account and held there until enough work was done in the house that a draw can be made. 

Pretty much all major components were newly installed / fitted and done to a tasteful standard (new metal roof, plumbing, electrical, kitchen, flooring, bathroom, doors, new hvac, decks, vinyl siding etc) and I have visited and walked through 3 times and even been under crawl space to inspect a repair that was previously noted on an inspection to the foundation after termite treatment which looked to be a good job.

Understandable during the days of yore when all the data was exclusively held on the MLS and you needed agents to get access to reliable information.

We have bought three deals this year, and closing on a fourth next week.I'm also a life coach, and limiting beliefs have held me back.

That is held by the lender's servicer/draw team.

In conclusion, having a partner means sharing profits, but it makes the journey easier and more rewarding.Initially when i started getting into real estate I had a former employer who had become a mentor and then partner and I actually partnered with him on a deal that he had completely analyzed, vetted, took all the risk and held all the investment on and my role as 100% labor, while not the most lucrative on my end, was a HUGE learning experience and that was worth SO much more than any dollar amount that I could have made.But I'm definitely looking forward to working with more partners I.
