In reading the description and talking with the Owner, I found that it had a basement apartment which had been rented out for the past several years, currently to a Med Student at UNC.4BR/3.5Ba end unit townhouse, in need of updates, on bus line to Med School & UNC. 3/2.5 upstairs, 1/1 down.

I chose the townhouse because it met my criteria, the numbers looked phenomenal, it was in a location I wanted (near the UNC Med school, dental school, hospital, and downtown CH), and because the community came with a few amenities that I think folks would find attractive.

Not only does a true flip, bought just for purpose of repairing and selling for a profit, does not qualify for cap gains either....profits are taxed as ordinary income plus ss/med taxes of 15.3%.

Depending on the neighborhood you get undergrads and grad students, as well as pharmacy, med students and medical residents as there are 2 major hospitals.
