This is because those buyers flush with cash who are inflating the market, largely by their flight out of cities that they have long hated living in but had to until the pandemic and the new work from home era, those buyers tend not to be interested in "fixer uppers" but will gravitate toward the turn-key properties in crime-safe (not necessarily class A but crime-safe) areas.

My guess is this is workforce type housing, not flight attendants, or pilots or medical workers....but I have no idea in todays world.Also check heavily foundation performance.

Lack of underlying soil conditions like you see in Texas  IE foudations going wonky and requiring on going maintance that can be expensive.5. at that price point you get the best qualified renters not the bottom 1/2 of renter pool you get the top half.5. newer construction  Stucco tile roofs etc   compared to 40 to 100 year old homes in other markets that need greater care to keep functional. 6. ease of getting there direct flights to many places a lot of areas in the mid west you have to connect.. thats an issue at least for me.7. things to do..

The situation that I'm in right now is strictly on money.If the purchase price is 100 k and the rehab budget is 50K and I'm covering the rehab budget I'm only getting 33% of the profits.My partner is primarily funding the deal and sometimes he finds it sometimes he doesn't but as soon as the property is purchased I take hold about 98% going forward I manage flights due to rehab and find the agent and deal with any repair request.How much is that management worth?
