If you cannot be there you will need a contractor/locksmith or point of contact you trust to secure the property once the tenants/items are removed.

That if I don't hear from them within 7 days, I will presume the unit is unoccupied and enter "with a locksmith".I've reviewed these posts, BTW:https://www.biggerpockets.com/forums/311/topics/19...https://www.biggerpockets.com/forums/41/topics/185...On the subject of entering, can anyone point me to the law governing that situation...specifically when it's not known whether the property is occupied or not?

If you just need a lock installed, might as well ask a locksmith from yelp or thumbtack.

Tenants don't always drop off keys or cooperate with handing them off.We also have many tenants that rekey their properties, which is a lease violation, so it can take 1-3 days to get a locksmith out to rekey the property.

They even go as far as bringing a locksmith, breaking in and changing the lock so they can show the house to the potential tenants who become the victims of the scam and they run away with all the cash.

She texted back saying she would go with her friend to home depot and get this taken care of.Starting to wonder a little about this tenant.....a couple months ago she texted me and asked if I could drive 35 miles to her because she locked herself out of the property.....although I gave her two sets of keys when she moved in......Told her I would not be able to do it.....so she called a locksmith and they got her in.....$200.00 laterHer first month there the bathtub mysteriously ended up having to much water go through the overflow and it started leaking downstairs....at 3:30am.........I ended up paying for a plumber to come out for that one...................She's a youngster.....22 years old that passed all the background checks, etc....but it seems like every month or two something comes up with her....Meanwhile at my other rental....to a woman in her thirties......no problems........Interesting
