We are not large scale but we do own properties in multiple states and are aware of the limitation of a subjective line like "should have rented in a hot market".

So I rented it out via agency I as loosing $300 a month since my mortgage was look the idea was to refinance to get it lower or sale it when market is up.

This is why renting to family or friends is generally a bad idea.

Both are great ideas or even both. 

How about a sales contract with contingencies but with a limit where the buyer can only terminate the contract if their find material defects exceeding a certain dollar amount.
