I have home owners insurance should i buy another landlords policy as well?

Appreciate any advice or insights from experienced landlords or investors!

We only manage our own properties, but I've spoken to more than landlord who's hired a PM who complains about the PM. 

Consider getting a statement signed by all parties which states that everyone has agreed to terminate the current lease early on X date and all obligations by all parties have been paid in full and that the deposit will be kept by the landlord and will be applied to the new lease. 

One thing I would add here is to check prior landlord references, not just from their current one.

My attorney told me in 30 yrs he has never seen bank enact due on sale clause but he has seen multiple landlords get sued without LLC protection.  

I'm in Oregon which basically whips people for being landlords but 99% of your problems are solved by getting good tenants so screen, screen, screen. 

The available Labor force will shrink dramatically and the cost of services will increase for landlord and other industries.

It's not fair for his future landlords not to know about this terrible tenant.

There seems like a new management change a few months ago in 9/2024, then there have been always delaying on disbursement of rental deposit to us as landlords, we have been calling, email or online text messages, but so far no response which is already the 6th of the month, this month we have close to $50K rental income already submitted to Appfolio however just $6000 deposited to our account today.
