I personally don't care if he ever calls me back or not, but I know he wants this house done in about 2 weeks, and if he has to switch gears now, he'll never make it.Moral of the story #2: If you don't negotiate in good faith (in this case, sticking to a previously agreed upon price), you deserve to get screwed.Moral of the story #3: Sometimes you have to act a little irrational during a negotiation to keep the other party on his toes and keep him from trying to negotiate too much in the future.

my automatic sell:- when profit reached 500k- when price appreciation is skyrocket but future 2 year expecting to be flat /-- after 5 years- when Zillow top price is reached- when FOMO bidder keep bidding house with irrational exuberrance behavior

ergo the danger of Podcast    irrational exuberance and or propping someone up who really is not an expert at all....

Remember, the market can remain irrational longer than you can remain solvent.  

I agree there is more retail risk, but this virus seems like its causing irrational decisions.

Plain and simple “irrational exuberance”. 

It would give them the opportunity to brain wash you, whip you up into an irrational frenzy and get you to spend money you never intend to spend.

Usually, there is no lesson to be learned, it's just something irrational about that situation, or an outside factor (such as another love interest) that you know nothing about and can do nothing to fix.

This guy sounds irrational; let your PM handle it.
