But if the mean time I have put in 5 or 10 offers a week, with follow up, comps, feed back, and counter offers ,etc that is a more then enough for one agent.   

If you've got a $2k mortgage, saving $6k for 3 months should be chicken feed as an investor - nothing you can do anything substantial with, in other words.

We just paid a lawyer too much $ to review our lease agreement, so I'm hoping to find a good operating agreement without feeding the lawyers any more of our hard earned money if possible (sorry lawyers).

The realtor can feed me deals and he's got a genuine interest in learning the ropes and help out in a some of the leg work  (scheduling, inspections, oversight, etc.).  

Unlike other asset classes like commercial retail with corporate backed tenants on the leases you will be (feeding the beast) in multifamily if a tenant does not pay.

I admit that my own ignorance of how a syndication is set up may feed into my fear. 

The best I can tell is that someone comes and feeds the cats a couple times a week.  

They get you all excited about the millions you are going to make, and feed you nuggets of info, then tell you that if you want to learn the secrets you need to run to the back of the room and pay money. the process repeats, and prices for seminars grow exponetialy!
