Is there an order in which you would apply for these loans due to credit inquiries?

I have some good options with no hard credit inquiry, just a soft credit check.

You may get alot of inquiries with maybe 10% planning out so dont get discouraged.

They are able to pull up a copy of the lease and other documents, pay their rent, and request repairs/general inquiries.

I received my first inquiry today for my property for a 2 month stay with a possibility of renewing for another 2 months after.

I haven't even put it up for rent yet and have already had a couple of inquiries, so it seems I will have no trouble getting it rented out.  

I am all for not collecting them to reduce liability and making the credit check a soft inquiry so it doesn't hurt the applicant but if you collect the SSN when signing the lease how do you verify that it is their actually SSN and not just a made up number?

Once that old trustee has resigned they are under no obligation to forward these notices or inquiries.

I didn't start following up on inquiries until about 7 or 8 months ago.  

Key traits I am looking for are knowledge of the local market and responsiveness to my inquiries and arranging quick showings.
