The expansion project was 100% funded with SBA loan as stabilizing the initial property added enough equity to qualify us for the addition without an additional capital infusion for a down payment.

Can it be done, sure but to me it seems unlikely unless you infuse a ton of cash to create some truly unique amenities. 

I want the RE venture to stand on its own (though I'll definitely be infusing it initially).

It could be a similar model to a "co-op".If the goal is to infuse cash into the business, expand the business, or a new business, then an exit strategy for returning the capital will be mostly likely required by an investor.

The only question is, with a significant infusion of capital, can you change it back to an income-producing property?

The McAllen economy is strong due in large part to the strong retail(a huge amount of sales from Mexican Nationals coming across the border to buy) and I have seen a large infusion of RE purchases from middle class Mexican Nationals (MN) trying to protect their wealth and families. 

I know I don't have to have all the answers for me to move forward, yet it feels like I must to define whether I want to buy and hold as many doors as possible (long term strategy) or get a quick cash infusion and move on to the next flip.

However, generally speaking most of Greater Cincinnati has improved in the past 10 years due to millions of dollars of outside investor money infused into the area.
