I will say though, based on every point you've tried to make before this your credibility and ability to tell if a PM is good or not is incredibly questionable.

They preyed on people inner motivation (which is family for most people) and try to relate to us so that we will put down our defenses.

My son was very motivated and succeeding in virtually everything until he was 16 years old.  

I believe the neighborhood has some of the strongest fundamentals in the entire city but its incredibly easy to make the wrong assumptions when investing in Mount Airy if you don't truly know the market and the only way to do this is by spending considerable time in the neighborhood.
