Unfortunately, I had a bad bathroom sewer pipe problem in two separate  properties, what are the odds?

I have five houses in Memphis area, and the biggest problem has been finding a good property management company. 

However, I've met great people in the real world who've shared with me that Bigger Pockets is an immense resource.

I have been looking for properties in different cities that would not be a house hack, seeing that we are landlocked where we are at for now.

I would even suggest a Primary home or Vacation home to pull the cash out of versus trying to find a lender who will agree to be in 2nd lien position behind a investment property.

House hacking is a great beginning step in investing.

The only thing I will say is Jacksonville has had rents drop in many areas, so you're not alone in having the same property rent for less today than it did in previous years.
