You have to forecast out your time horizon and see if the risk is worth the potential reward down the road.Big corps typically do not want to be next to church's ( traffic and political issues).

And you can buy a prime PDX inner city property for the same down as you would be spending on a C class multi in other areas.. far better play for someone your age and with a very long term horizon ahead of you
