Right now I think 2/3/5 plexes look most interesting to me, but I'm open to having my opinion changed and horizon expanded.

Glad to hear the younger folks expanding their minds and horizons.

You have to forecast out your time horizon and see if the risk is worth the potential reward down the road.Big corps typically do not want to be next to church's ( traffic and political issues).

You need to define your annual cash on cash expectations off of your money and your time horizon of how long you want to hold the property before exiting.

I would like to expand my horizons to other parts of Kentucky.

You and I just live in a place where getting that education is financially riskier than elsewhere.Maybe I'd take a different approach if I were 50 and seeing retirement on the horizon.  

As a generalization my model isn't necessarily for appreciation short term, I'm more buy and hold with a long term horizon...ie retirement income...early retirement income :)@Ayodeji thanks for the feedback.

Gina The SF Bay are market is OVER Heated right now and in my observation / opinion ripe for a correction just over the Horizon. 

And you can buy a prime PDX inner city property for the same down as you would be spending on a C class multi in other areas.. far better play for someone your age and with a very long term horizon ahead of you
