thank  you Laura -I do feel good about the compensation as they have been our only boots on the ground as we just can’t use “ friends” anymore ..I also found out that the $500 monthly fee is lifted once the place is rented and she goes to a much lower rate / hourly when things arise .I just thought it was a unique price structure and have never heard of things executed as such before .Thanks again for your reply-Christian

Most likely you don't know much about the ground level work and must trust your professionals to give you the right advices for you to make decisions on.

Can anyone recommend a training program that I can do so I can hit the ground running. 

I've seen great properties get run into the ground by poor operators. 

If I were to buy a note in Riverside CA, I would want trusted boots on the ground, I want pictures of what the collateral really looks like today, not 6 years ago, I need a title company there, I need to know an attorney there. 

I'm a fan of the parcel it off now, and ground lease it for 30 years or something, if they wanna pay up front for the 30 years they can do that, but I'd retain control personally if it were me.

Our ground moves quite a bit and $150 is worth it to see if there is a 5K+ repair needed.

It'll take time to develop the boots on the ground but a good PM will help speed that up. 

I know from experience financing additional tiny homes (not sure if you're looking to do this) can be difficult without having someone that has previous ground-up construction experience.
