@Jonathan Greene, I did use my VA once on a previous property, not sure how it would work trying to use it under a LLC that owns the property. 

He recommended we do some work to move the outflow from nearby downspouts further away and then clean/reseal the interior wall.

Agree with @Jonathan Greene seller financing sound like it could be a great opportunity for this investor!

Also, our properties are commercial so it's not like I'd need to go to a duplex and sweep and clean the place.IMHO my CPA is not conservative at all. 

On 1/2 price days I spend $250 and get nice clean clothes only with retail value of around $2,000.  

Most blinds are tough and time consuming to clean, prone to breakage/creases, strings break and get stained etc. 

You are correct, however I was clarifying if the ask involved trying to figure out a persons’ citizenship like asking for a the person’s green card in addition to or in place of. 

At AHP, we sometimes see clean out estimates of $3,000 - 4,000 and know well that a local investor could probably get the work done for $500.                                                                                                                                                                                                  

Does that mean the applicant had a clean criminal record or that the 3rd party wasn't able to screen the applicant?

The weather is great there, its cheap and ecology is clean.
