Commercial Revenue Generating properties like office buildings, apartment buildings, retail centers, etc (banks call it "CRE" lending) are typically evaluated from their net operating income, not gross.

Like someone else said, some income is better than no income for many people.

Ama - get your income up so you can save some money to put into your first deal.

I also agree that there have been so many syndicators who's deals have dried up and they have resorted to teaching/mastermind as a source of income. 

My PERMANENT PORTFOLIO consists of notes and my participation in note syndications that are held for income, collect interest on a continuing basis, and (hopefully) get paid off at maturity without any “drama”.

I am 30 myself income is good and I love my job so I am not looking to replace my income, just looking to invest wisely and build wealth. 

Smaller or less diversified areas, on the other hand, could struggle with the double hit of reduced tax income and rising costs. 

Anything single family will require very creative strategies in order to generate cashflow. 

And as time goes by, rents will increase and your income will look better and better.My first investment in 2004 made $35 more than the mortgage.
