Along with help in all things landlording and making landlord connections (forms, contracts, legal and practical questions) They put out alerts, organize a “day on the hill” each year, have active lobbyist to talk with legislators, will put you in touch with your representatives, formulate talking points, etc...

I'm not in love with the idea of offering on this property but finding out how much the needed repairs would cost and seeing if an offer could be formulated based on the ARV and the needed repairs would at least be a good exercise for me.

It does make it difficult when formulating your offer but a good buyer's agent can help guide you through things like looking at permits to see how old things like the roof, water heater, furnace, etc are.
