To quote the late, great Kenny Rogers, "You got to know when to hold 'em, know when to fold 'em."

One was so small that they had to in some places use a fold up shovel to dig a pathway for the person to move. 

The quickest way to double your money is to fold it over and stuff it back in your pocket.  

I also recognize that this formula is only helpful in cases where you plan to hold the property in its current state for some time and that most investors with access to capital would rather use a standard formula and fold the CapEx extra costs (that I'm trying to include) into their assumed renovation costs.     

(This home has only been owned by 1 person.)Since there is possibility that I may refinance this home after purchase and also may end up selling it at another, I'm concerned this will come back to cause me issues later on.My concerns are 2 fold. 1.

What if I had switched PMs a year ago (or PM folded, etc.) and I could not obtain tenant records for the 5 years in spite of having paid the taxes.

Since I have access to a high-throughput color printer, it occurred to me that printing out creative tri-fold "self-mail" pieces (no envelope, sort of like a brochure) might be something worth trying.
