The sentiment feels a lot like 2008, home prices are unaffordable, Price to earning ratio don't make sense, rents are high (which is a goo thing only of the homes weren't so expensive), I feel like it's a ticking time bomb with the debt crisis.

That way, they feel locked in while waiting for the rule to clear.Just communicate—if they really want the house, they’ll likely wait rather than start over.Good luck closing the deal!

I'm 58 but still feel young.  

For example, I would recommend touching base with local landlords in the market you're wanting to do section 8 investing in to get a feel for how the local section 8 office handles landlord/office relationships.
