I haven't been able to choose a favorite in this space.

Owners come primarily in two flavors...the Micromanagers, that know more than you; and those that prefer being oblivious and not bothered with anything but the most significant incidents.What I have focused on is developing solid systems and processes in all operations with the goal of prevention, rather than constant corrections.

On another note, what's your one favorite non-AI tools these days too?

If you have performed rehab, my favorite programs offer both no seasoning and 90-day seasoning requirements to use the appraised value as the basis for your loan.

My favorite (and current go-to) program uses 80% of AirDNA figures for new STR properties without a rental history, but your current rents will provide a much more solid figure for underwriting. 

Of course, you would not have a remaining equity split to deal with, but the dollars per distribution/time to distribute concept is the same.BTW, in 16 years of setting up self-directed IRA plans, fractional distributions in-kind was my least favorite strategy. 

It’s my favorite landlord tool - bar none for how much it makes my life easier!  

@Lien Vuong Quincy is my personal favorite due to asian food and community but as you mention slightly far from the city for STR but if I get a walking distance from the T, that would be doable. 

My favorite credit union is Navy Federal, because they offer a long draw period. 

You could be drop shipping from an Amazon warehouse business using leveraged inventory and doing the exact same thing or borrowing billions to buy NVIDIA GPU's to retrofit and add on to your own servers like my favorite business does, SMCI.
