I would advise to be patient and exhaust investment options at home before you purchase out of state. 

Deceide what other electrical work you need like hanging any light fixtures and putting in n exhaust fan in the bathroom and adding any light switches and get  package price for everything ekectrical that you need to get done.

But, if you don't have a family of five taking concurrent showers, the value of the tankless begins to diminish.My main struggle with them - apart from the fact that they can be quite expensive - is that they still seem a little finicky (must have the precise gas volume, water pressure, exhaust venting, etc).

I am confused by that entire process.I apologize for my scattered thoughts, my free time for Biggerpockets is after 11pm so I am exhausted.

But here are a couple of thoughts, by no means exhaustive, in covering the more important areas that you need to consider.You don't mention what type of commercial property it is but I am going to guess that it is retail since the new Tenant is willing to repair the exterior of the building.

and patch on the ceiling (HVAC Re-route)- Master Bathroom( plumbing - shower stall not properly installed and leak going down to crawl space, cabinet not secured to the wall, GFCI not grounded, faucet aerator leaking)- Kitchen (damaged vinyl, exhaust not working, very dated kitchen but I think I can salvaged the cabinets and just replace the tile countertops)- Ceiling fans are not operable and missing HVAC registers.- Garage (moisture stains, wall damaged, laundry hose bib leaking), partially converted to a room.

My knowledge is not exhaustive here, but I am unaware of any jurisdiction that requires you to own investment real estate in your own name.People are confused because they get a lot of bad advice about LLCs -- what they can and cannot do.
