This was cleared up immediately with a msg to the lender, who sent an email and requested if I could print, sign and give the attorney along with other closing documents to return to the settlement office.The settlement office somehow managed to disburse the erroneous amount, which they are saying is what they received to disburse.

It’s nice to stress test your assumptions and drop your occupancy to 85-90% and see what that looks like as a worst case scenario.As far as the 80/20 or 75/25 it’s probably a lender specific question as I always err on the conservative side and avoid any surprises.

The data listed above is a good starting point for determining the grade of an area and will help you avoid erroneously investing in a riskier area.Also, all of the metrics I mentions are from the American Community Survey and are available at market granularities ranging from the state level all the way down to small groups of blocks within cities.
