I'm looking at properties in the Pittsburgh area as well.Now that a year has passed and you've likely gone through a renovation process, how close or off were these estimates to your actual rehab costs?  

I've offered to rent W/Ds to tenants in the nicer neighborhoods as I can buy a used set for $40 and rent them for the same price per month, but the tenants typically have their own.I'm also entertaining the idea of getting a whole house service contract for all appliances including the AC, plus plumbing. 

What you see has already been passed over by all of the experienced investors.

Utilities will need to be in your name, and you will want to provide strong wireless internet, as well as some sort of basic streaming service like Netflix at a bare minimum for entertainment purposes. 

The losses just pass into future years that will eventually offset future gains.

Larger families, remote workers, or investors could see it as ideal, especially if local schools or amenities like parks, dining, or entertainment are strong.

The the transition was seamless and since I know the tenants already had to pass their screening process, I was not concerned about inheriting these tenants.

In fact, these loans are fantastic for homes that do not pass the appriasal!

Found it on Facebook marketplace through our wholesaler that had gotten the deal from the previous owner before he had passed away so purchased it as a probate sale so I was able to get it far below market value.
