In NE Florida, jax, all auctions have gone online, 5% down, 95% rest is due noon the next business day, via cashiers check, bag of cash maybe..the big boy players store their 100% full cash with the court account already....ive also heard local escrow account will wire that morning too, which makes sense, .......Im interested in auctions, but until i am 100% all my own cash, i feel it is almost impossible to get a hard money lender to move 95% of the cash by noon the next day...no way.... to me, you can pretty much rule out using hard money all together to fund online auctions...they don't seem to go together.. it is 100% liquid own cash or private money ready to wire from escrow..

parties s***ed up, I find a parallel here though the amounts are orders of magnitude different (i.e. not worth the legal costs).I think the Land Bank buyer ends up with the property, the seller ends up with his funds and not sure where the title company (assuming they acted in good faith) ends up and the buyer from the seller may be left holding the bag of poop or it may be the buyer from the Land Bank that has the bag.Can't say I agree with the outcome but if I apply this case.. that is what I get.Oren

Not to mention the loss of jobs with the robot built houses and the less maintenance needed on a concrete house.I feel there will be a large governmental resistance to them because of what they are going to do to the economy but the cat is out of the Bag.
