So there will be a broad range of flooring that you will read about here on BP.Check what the competition around your unit is doing for flooring, and offer something similar but still durable - it is a rental after all.

For flooring, I like to use VCT in kitchens and baths because it is extremely durable, looks decent (not terrific, but it is a rental and the price to durability factor IS terrific), and it outlast the peel and stick tiles or sheet vinyl.

I prefer to use ceramic tile because ceramic is durable so you'll never have to replace the flooring again.

I have to imagine any carpet would get pretty nasty after enough years and enough tenants.My units have some pretty durable floors throughout (no carpet), which really makes it nice during tenant turnover.

depends on the income class...i do lower to median income tenants..no ceiling fans, no icemakers, no dishwashers, no garbage disposals, no carpet..anything that's not required by minimum housing code is something that they can braek and will expect you to fix...carpet will need to be changed between tenants...i paint my hardwood floors brown instad of sanding and staining bc most tenatns will put rugs down on them anyawys...i try to use commerical grade VCT tiles as mucha s possible.you can buff them and clean them up pretty easily...just think durability...you want stuff that will last and look decent in 5 years still...

Its very durable and if water sits on this which it will, it wont rot out or degrade.

DIY can be good because you can pick durable materials (vinyl plank) vs what turn key companies give you (carpet).
