I can't tell you how many times I've had someone apply with four cats or three dogs and a cat, allegedly prescribed for their depression or anxiety.

I can likely purchase 3 depressed apartments and fix them out of pocket over time to scale from $800.00 pm per unit to $1200.00 per month per unit.$800x3=$2400-HOA$1350-mortgage$900=$150$1200x3=$3600-HOA$1350-mortgage$900=$1350I have difficulty seeing the benefit against the risk to my primary residence and to be honest scaling up would be difficult as I would loose money if units were not rented.Option 2 is a duplex property which would only scale slightly over time with upgrades.$2000-insurance/yard$525-mortgage$900=$575Option 3 would be to find a 3 unit building that could make between $1875 per month after all expenses and mortgage and scale to $3075.00 with upgrades.Of course option 3 is sounding better but finding a 3 unit building at my price is not going to be easy. The 1% rule is becoming clouded when factoring in the cost of the home refinance. Please provide feedback on my way of thinking.

The tiles adjacent to the wall and the baseboard have been removed, the drain tile put in, concreted over, and this has left a depressed section 18”wide that has a drop off of ¼” from the existing tile. For a quick, low-cost solution, I was thinking of putting floor leveler in, then painting it a similar color to the tile that’s there, then putting the baseboard.

This is when I started to really consider quitting, considering what my wife had told me. 2021 came and I am still very depressed not knowing what to do.

If an applicant tells you they have three cats to help with their depression, that's not allowed and you can reject them.

Mostly because I don't have solid steady proof of income yet from my business. There are a few depressed areas (Anderson/Muncie) around Indy that I've looked into and they're super cheap (10-20k max but needs moderate rehab).
