I'd need close to 300k if not more to make my monthly payment the same as rent.... and 300k deployed elsewhere would cover my rent and then some....

-Most fix & flip guys want between 15%-20% return, depending on the capital they have to deploy.

Hi @Leighann Davis I run 2 private equity Reg D funds where we pool investor capital into distressed debt and essentially deploy OPM into assets for both of my companies benefit and our subscriber's benefit.

Still debating if I should take a more passive approach with turnkey or focus on building up equity in CA first then deploying that equity into cash flowing properties.

She ends up disclosing to my wife in a general conversation that she is married & that her husband is deployed oversees and won't be back for x months.

I want to keep deploying capital and am in growth / acquisition mode.

After returning home from a deployment in Feb, I immediately decided to turn my IRA into a Self Directed IRA and use the money to get started in REI.

However, looking around the market, I don't see much opportunity currently to deploy the assets into a 1031 exchange that would give me similar yields on my original investment.
