There is a great debate on BP about using property managers or self managing your rentals.

I would definitely recommend for you to get your license if your debating it, it’s not a difficult course and it can be done after work.The base knowledge you get from taking the course is really valuable.I took courses after work at a Coldwell Banker branch ( Oak Brooke) and the teacher was amazing.They offer very flexible hours- I personally took the night class ( 6-10 pm) 4 days a week, for a total of 90 hrs.

This has also been debated a few times on BP and I disagree entirely.

I am still debating at this point whether it would, or would not be beneficial to make it a pool home.

So that could be buying 1 property outright or multiple properties with a mortgage - still debating.  

I'm debating getting my real estate license as a part time thing.

But, in researching this a bit, with the intention of wholesaling properties to build some cash, I find that there's a lot of debate over whether you can actually wholesale pre-foreclosures once the NOD has been issued, or the NOS.

I actually had this exact debate with myself. basically you're fine now without it.

I'd like to get a healthy debate going here.
