I would add, as being somebody who has been doing 1031 since 1986, its not as easy as it looks, there are hoops to jump through including, but not limited to the required 45 & 180 day time frames, and most of all, if you want to see how fast 45 days can fly by, start a 1031.

My understanding is that you do need to provide heat and hot water though so I'd try to get it fixed or replaced sooner than 8 days from now if possible.I don't know that you'd have to pay emergency overnight rates, but if it were me I'd try to get someone out for a daytime call within 3 days.

If you're heavily in debt these won’t work but since I have none I’m putting all proceeds from my rental and my daytime job towards it and using it as a checking account.
